Recommendations During Due Diligence

General information for Due Diligence Period:

Buyer(s) and/or buyer(s) representative(s) has/have the right to inspect, examine, test, appraise & survey. During the Due Diligence Period, Buyer shall determine whether or not to exercise Buyer's option to proceed or not proceed with the purchase of the property.

• Hire a professional home inspector

• Determine if you want to test for lead-based paint

• Determine if you want a termite inspection

• Determine if you want to do mold/air quality testing

• Determine if you want a survey

• Determine if you want radon testing

• Familiarize yourself with past sales

• Quote from homeowners insurance

• Check FEMA flood maps for flood zone

• Call all utility companies and confirm that the property is public sewer or septic

• Take measurements

• Drive the neighborhood at various hours

• Talk to neighbors

• Verify taxes on city/county websites

• Verify community association restrictions, financials & amenities

• Verify school district zoning and bus routes through city/county website

• Contact city/county for future development plans in the area

• Check for potential foreclosure

• Check neighborhood crime statistics/sex offenders

• Review your contract for disclosure and deadlines
